Sir, I had inherited a share in my father's property after his death. This property was purchased by father in 1967. No record of purchase price available. Last year in October 2024 I transferred my rights to my brother for ₹ 18 lakhs. I have no other income and not filing IT returns. Am I liable for LTCG?

Ans: hi,
yes you are liable to pay LTCG as transfer of share in inherent property is also treated as asset in Income Tax Act.
in your case you can use Fair market value for the base year for calcuation purposes i.e. for 01/04/2001.
Thanks

My brother purchased a piece of land in Assam in October 1983 which he gifted me by a deed in August 2010. I sold the same piece of land in March 2024. The stamp duty fair price is about Rs 1,40,00,000. Will this transaction attract Capital Gain Tax? How can I myself calculate the LTCG if such a situation presents itself?
Ans: Yes, in this scenario, you will likely incur capital gains tax when you sell the land.

Here's why:

• Gifts are exempt from receiving taxes: When your brother gifted you the land in 2010, you weren't liable to pay any tax on receiving it.
• Tax on sale of gifted property: However, when you sell the property you received as a gift, capital gains tax applies to the profit earned on the sale.

Calculating Long Term Capital Gains (LTCG):

Since your brother purchased the land in 1983 and you sold it in 2024, it qualifies as a long-term capital gain (LTCG) assuming you held the property for more than 2 years.

Here's a simplified formula to estimate the LTCG (consult a tax advisor for the exact calculation):

• LTCG = Sale Price - Indexed Acquisition Cost
• Sale Price: Rs 1,40,00,000 (Given)
• Acquisition Cost: Rs 0 (Gifts typically have an acquisition cost of Rs 0)
• Indexed Acquisition Cost: Acquisition Cost * (Current Year Index / Acquisition Year Index)

Indexation Benefit:

• Indexation helps adjust the acquisition cost for inflation, reducing your tax burden.
• You'll need the official government published ‘Base Year Index’ for 1983 and 2024 to calculate the indexed acquisition cost.

Example (using hypothetical index values):

Let's assume (for calculation purposes only) the base year indices are:

• 1983: 100
• 2024: 630 (This is a hypothetical value, you'll need the actual index for 2024)
• Indexed Acquisition Cost = Rs 0 (Acquisition Cost) * (630 / 100) = Rs 0
• LTCG = Rs 1,40,00,000 (Sale Price) - Rs 0 (Indexed Acquisition Cost) = Rs 1,40,00,000

Tax on LTCG:

LTCG on land is currently taxed at 20% with indexation benefit.

In this example (assuming the above index values), your LTCG tax would be Rs 1,40,00,000 * 20% = Rs 28,00,000

Disclaimer:

This is a simplified explanation for illustration purposes only. Consulting a qualified tax advisor is recommended for accurate tax calculations and to consider any specific aspects of your situation. They can guide you through the intricacies of property tax laws, exemptions, and filing requirements.

Sir MNIT Jaipur AI and Data science vs NIT jamshedpur CSE Vs MNNIT Allahabad ECE what should I choose.I Am from Rajshthan. Or take drop for IIT next year
Ans: Choosing Between MNIT Jaipur (AI & Data Science), NIT Jamshedpur (CSE), and MNNIT Allahabad (ECE):

1. Understanding the Branches:
AI & Data Science (MNIT Jaipur):
A fast-growing field with rising demand, though its future is still evolving. Best if you're passionate about AI and strong in programming.

CSE (NIT Jamshedpur):
A well-established and highly sought-after branch with excellent job prospects. Ideal if you want broader career options and strong placements.

ECE (MNNIT Allahabad):
Offers a solid foundation in electronics and communication, with flexibility to move into software roles if you're willing to learn programming on your own.

2. College Highlights:
MNIT Jaipur:
Good reputation, balanced college life, and decent placements.

NIT Jamshedpur:
Known for excellent CSE placements and a strong coding environment.

MNNIT Allahabad:
Has a very active coding culture and great placement track record, especially in CSE.

3. What to Consider:
Placements:
CSE at NIT Jamshedpur and MNNIT Allahabad usually offers the best salary packages.

Coding Culture:
MNNIT Allahabad and NIT Jamshedpur both have vibrant and supportive coding communities.

Campus Life:
MNIT Jaipur has a lively campus in a better city setting. Allahabad is quieter, and the city isn’t as happening.

Faculty & Facilities:
All three colleges have solid infrastructure and good faculty support.

4. Match with Your Interests:
If you enjoy coding:
Go for CSE at MNNIT Allahabad or NIT Jamshedpur.

If you're passionate about AI/Data Science:
MNIT Jaipur’s program could be a great fit — especially if you're ready to explore this emerging field.

If you’re open to ECE with plans to shift to software later:
MNNIT Allahabad’s ECE can work well if you’re self-motivated.

5. Final Advice:
For top placements & coding focus:
Choose CSE at MNNIT Allahabad or NIT Jamshedpur.

For balanced campus life & decent placements:
Consider MNIT Jaipur, especially if choosing between CSE and AI/Data Science.

For long-term AI/DS interest:
MNIT Jaipur’s AI/Data Science is a good pick if you're truly enthusiastic and willing to upskill.

For flexibility via ECE:
MNNIT Allahabad’s ECE can still open doors to software roles, provided you put in extra effort.
