Dear sir, Hope you are doing well. Sir I am central govt employee ,36 yrs of age working in Bengaluru . I have invested in lands in tier 2 cities 3 plots(in hubli) for which loan has been cleared. monthly sips of 12000 in MF for education of daughters which i am expecting to give me good compounding yield over period of 12 years from now. purchased stocks of 5 lakhs & kept it for long term. as of now i dont have any loans and my salary and expenses and savings are at par . I may relocate to hubli (my native also)as part of rotational transfer of my job. once i relocate i am planning to buy a house as i have left 23 years of govt service , Is it wise to go for home loan & emis for a period of 23 yeras or wait for some more time to shell off the existing plots . I have health and term cover . as part of job i may relocate again to bengaluru after 3 years again.& i wish to settle down in Hubli after my service. currently planning to rent a house in hubli which is near to kv school to avoid transportation hassles for daughters. 1.should i purchase a land which is near by kv or should i go for outskirts of the city ( i should consider travel distances for my daugters school &colleges)? currently one daughter is in 2nd standard other is in nursery. 2.any other investment would you suggest for good returns as i am expecting salary hike from 8 th pay commission.

Ans: Hi Ijaz,

If you relocate to Hubli, getting into another fresh loan for 23 years is not a wise decision. Instead wait for some years and shell off existing plots to buy a home later.
Also your overall savings seem less. you should consider increasing your investments in mutual funds instead of direct stocks to get benefit of compounding. Use the hike from upcoming pay commission completely into starting new aggressive SIPs for your future. This way, you can buy a home in Hubli faster than you may plan to and that too without any loan.

For SIPs, you should consult a professional Certified Financial Planner - a CFP who can guide you with exact funds to invest in keeping in mind your age, requirements, financial goals and risk profile. A CFP periodically reviews your portfolio and suggest any amendments to be made, if required.

Hi Sir , Firstly thanks for your detailed explanation on the questions asked. I'm 43 year old female, ashamed to say that I have not done any investment so far. I have 30 lacs in FD from past 3 years which is not fetching me much. Since I kept FD for 6 months it kept on auto renewal that's it. My take home is 1.3 lacs and I have no Emi 's. My monthly expense is max 15k. 1.My plans is to construct a house duplex in another 3 to 4 years in Bangalore. 2.I have a kids of 10 year old and 5 year how can I secure for there future financially for education etc. 3. I am planning for a SWP of 5 lacs for 5 years and expecting returns after 5 years. Since I may quit the job after 5 years.please suggest on this as well. 4.Please please suggest me to grow my money. Dear Sir, 1. Which is wise decision to invest whether in Flat purchasing Mumbai or Pune for about 85 lacs-2 BHK ( 70% should be loan ). Or go for Plot Purchase of around 2000 sq,ft in Nagpur of around 40 lacs with minimal loan amount. Which investment will provide good returns after 10 yrs. However, I have already two flat in two different city ( Mumbai and Nagpur) one debt free and another loan is continuing of 20 K EMI/month. How much inflation can we assume while in Flat and Plot for next 10 years. 2. Most probably i am thinking to move to Nagpur after 10 yrs ( Post retirement) , so suggest its wise decision to purchase plot now to do construction after 5-8 yrs. Or shall I purchase Plot when in i required to construct the independent house. Which should be profitable. 3. If you ask about the invest in Market or SIP . Right now I am 49 and investing in SIP of around 25K /month, Equity long term 1.5 lacs portfolio of around 20 lacs. PPF of around 6 lacs , LIC yearly 2.22 lacs premium and maturity shall be of around 50-6- lacs in different phase and life risk cover of around 80 lacs. Mediclaim of around 25 lacs cover. I am 51 years old, medical doctor working as public health expert with over 20 years of experience, residing at Bangalore, married with 2 daughters, wife is dentist but not working(house wife), elder daughter studying 1st year BE, younger one in 8th std. Currently I have taken a career break since Oct'24 for career transition while i also spent time in resolving issues around ancestral properties which was long due. My current assets are: a)1 residential plot worth of >1.2 cr and another worth of 18 lakhs at bangalore, b) FD of 23 laks at cooperative banks @9% RoI c) MF through HDFC bank worth 3.2 laks @ 5k/month since 2020 and 10k/m at private MF distributor since Jan'25 d) lumpsum MF investment of 2 lakh in Jan'25 e) EPF of 11.5 laks accrued until Oct'24 We may get ancestral property to my father in few months (i am only child to my parents) which may provide some back up. Parents has a FD of 15 laks in Cooperative banks @ 10% annum Liabilities: a)Home loan of 14 laks for plot purchase with emi of 14k/month b) Monthly rent of 35k d) Monthly household expenses of 50k e) health insurance -45 k per annum d) LIC premium of 25k per annum for sum assured amount of 5 laks + bonus. Term insurance not made.e) Car and two wheeler maintainance and insurance- 30k per annum. Children education: 1) elder daughter- 10 laks till completion of BE until year Jun'28 2) younger daughter-10 laks till 12th grade upto June' 2030 and will require atleast 15-20 laks for her professional degree post 2030. Dear Sir, I did my BTech from a normal engineering college not very famous. The teaching was not great and hence i did not study well. I tried my best to learn coding including all the technologies like html,css,javascript,react js,dba,php because i wanted to be a web developer But nothing seem to enter my head except html and css. I don't understand a language which has more complexities. Is it because of my lack of experience or not devoting enough time. I am not sure. I did many courses online and tried to do diplomas also abroad which i passed somehow. I recently joined android development course because i like apps but the teaching was so fast that i could not memorize anything. There was no time to even take notes down. During the course i did assignments and understood the code because i have to pass but after the course is over i tend to forget everything. I attempted a lot of interviews. Some of them i even got but could not perform well so they let me go. Now due to the AI booming and job markets in a bad shape i am re-thinking whether to keep studying or whether its just time waste. Since 3 years i am doing labour type of jobs which does not yield anything to me for survival and to pay my expenses. I have the quest to learn everything but as soon as i sit in front of the computer i listen to music or read something else. What should i do to stay more focused? What should i do to make myself believe confident. Is there still scope of IT in todays world? Kindly advise.
