I am 39ys old and working as software engg in Bangalore.I live with my wife and 2kids.. I am normally very minimalist.. my office working hybrid model and i stay in rental house... Still I not bought any flat..son studying 2nd younger one is pre school ,my wife is home maker ..I have confused.. regarding plan to move home town near city..which south part of tamilndau..leaving banglore or staying here .. due to I am always feeling job insecure . And kids will learn mother tongue but afraid about is it good decision any one suggest me pls.

Ans: It's important to think practically not panic and preempt,something out of nothing ... insecurity in your job creeps in out of various situations, understand what's triggering that, address the problem, don't jump from frying pan to fire.

The current Hybrid model means you need to report to the office atleast 2 days a week, what's your travel & stay plan,from home town to Bangalore, will you really save...or spend more?

Learning mother tongue is from mother n no need to relocate..!?
Be grateful for the equal opportunity Bangalore gives people from all over India, pick up your performance, don't look for shortcuts.

Ask your wife to do a work from home job or take tuitions at home,to supplement the income, if the need be!?

Dear Sir, I am a NRI (46 years) just return and settling in India, so far my finance portfolio is cash in hand 3.5CR and asset of 4cr on land and agriculture which i know intention to sell as of now and i too start build house as to get passive income from our saving apart above, now my problem is currently we (my kids 10standard and 7 standard my wife) staying rental appartments and i have issue as i intent buy apartment and remaining put in FD but my wife refusing and makes so much decision with other people opnion to put all 3.5cr on land on industrial area...and the thing is i am so confused as she dont know anything last 20 years but once we in india all kind of thoughts she have and i cant able to make right decision and for info i am almost semi retire due to my health issue and i dont any insurance coverage , so please give guide line to follow
Ans: Hello,
As per your description of your assets, you have 3.5 + 4 = 7.5crs total
For living you can buy a house upto 3-3.5crs inclusive of taxes and interiors ( this will net of taxes paid for the property sold previously )
The remaining amount which is 4crs , you can park that in a balanced portfolio of mutual funds to get SWP of Rs.2L per month which is 6%. What this will do is take care of your day to day expenses and also give an appreciation of your portfolio to beat inflation VS FD which will give you 6% but no capital appreciation.
You can do as follows in terms of the funds
Emergency fund - 20L in a short term debt fund or FD
Investment portfolio - 3.8crs
Small cap - 15%
Mid cap - 15%
Large and mid cap - 20%
Multicap - 20%
Consumption fund - 10%
Equity hybrid / BAF - 10%
As per choice - 10%

Do spend some money for medical insurance no matter how expensive with a good medical insurance company after consulting an advisor.

Is there any answer for my query asked on 07 Jan 2024. Male 42 Year, Wife 38 (housewife), Two Kids age 9 and 5.5 (both school going), living in Ghaziabad, Job in Gurugram. I had a loss of my own property when my brother cheated on me, then I had another loss of around 25L in a property. Because of this, I disturbed mentally and physically both. Currently living on rent in Ghaziabad and doing daily up & down to Gurgaon for job which takes around 4.5 hrs. Thought of shifting to Gurgaon, but because of cost factors (like daily expenses, rent, school fees etc) are very high in Gurgaon as compared to Ghaziabad. But not at the age of 42, health does not allow the 4.5 hrs of daily journey as well as my kids want my time also. Ultimately, point is that, if I will stay in GZB and purchase a property here, I will have to commute daily for 4.5 hrs OR if I'll go to Gurgaon, meeting the expenses are difficult. Kindly suggest.

Sir i am a civil engineer graduate 2023 i did my graduation in civil engineering from a tire 2 -3 college from mumbai university . I didn’t get any job its not like that i am dum student or else i was not good at studies u definitely found partility that in civil they took all diploma + degree holders with less knowledge also in companies such a worley , godrej , technimont etc mnc companies with salary of 6-7 lpa but sir i was scattered because i lost my dad in covid my mom is working but her salary is just 50k and now after trying out for jobs as fresher i found a job in IIT bombay as project technical assistant which gives me 30k but its in ocean department. Now i want to learn further i am seeing people doing masters from priavte university like nicmar adani symbiosis etc in construction or infrastructure management. I am stuck jn life what to do im trying for government but i know government junior engineers job wont pay me much to buy home for my mom . In such case what will be best please help

Civil Engineering is the foundational engineering discipline and lends itself to use of new tools and technologies through use of of software to build structures using design elements that use newer materials to build infrastructure, homes, industrial townships that further sustainability. Use your current Tech Asstt job to learn about Oceanography as an added skills. Look at acquiring project management skills and explore opportunities with optimism and passion.
