I am 44years professional working in Engineering field. My total monthly income is 300k. I get 225k net in hand from Salary and have a rental income of 75k from three properties. I invest monthly 12.5k in PPF, 5k in MF, 5k in Gold Funds. I have two home loans of 40lacs and 50lacs on two properties and my EMI is 87k. Current RoI is 10.65% and 9.55% respectively. Since I have bank's max gain scheme, I park all my surplus funds in my home loan account to save on interest. Shall I continue doing extra loan repayments or shall I consider investing in other avenues having higher returns? Also my PPF is maturing in this month and is considering repayment & closure of one of my home loan account with these PPF maturity funds. Is this a correct approach, since I am expecting major educational expenses for my elder son in couple of years?

Hi I am Rao, 35 Years old, I have accumated balances of 12 laks in MF, 2 lakhs in PPF , NPS has 2.5 lakhs, Blance of PF is over 10 lakhs and stocks worth 1 lakhs. My Take Home salary is 1.4 lakhs living in Hyderabad. I have EMIs of 42k for my home loan of 48 lakhs taken in 2019 for 20 years, perosnal Loan emi is apprx 20k, SIPs in to Equity Mutual funds 20k, PPF 3k, NPS 4k. I am 35 years old, living in Noida earns Rs 1 Lakh per month. I have a home loan of 45L with an emi of Rs 37k per month. Apart from this I hold MF investments in equity amounts to 56L, ppf investments worth 15L. In addition to this I have an emergency fund of Rs 6L invested in fixed deposit and 50gm SGB. My current SIP in equity is 30k per month and monthly expenses are around 30-35k per month. Now my question is should I break my MF and ppf investments to pay off my home loan of should I take the benefit of compounding and let it grow. Hi Sir - I'm 35 years. Both myself and a better half are working with a monthly income of 3.65L together (2.8L mine + 85K wife's). We have a 5 year old male kid. We have a SBI max gain home loan account with a debt of 12.65L and a parked amount of 26.5L apart from the EMI paid so far from previous 5 years. No EMI on car purchased. EPF ~29L, PPF started for both of us an year back. Also started a monthly SIP of ~1.2-1.5L in MF from Jan'2024 with 8.5L balance so far and will continue the SIP in the below funds atleast for next 10 years. Not considering debt funds as I'm already having EPF and PPF components and will periodically review these funds. 1. Nifty next 50 Index, 2. Small Cap 250 Index, 3. Multi Cap, Active 4. Mid Cap, Active 5. Flexi Cap, Active Better half may quit her job by Mar'2025. We are looking to close home loan by March'2025 and stay EMI/debt free with a peace of mind. Is it a wise decision to close a home loan by this financial year and increase the monthly SIP to 2L from next financial year? Or) invest the home loan balance amount in real estate (preferably buying a land)? especially when the home loan interest of upto 3.5L are tax fee in the old tax regime. Thanks!

03.02.2025 Respected Sir, I have a land property valued 3cr. Now on this plot I am planning to build P+5 floor residential apartments For this I need a fund around 2.5cr for construction.
