Hi Sir, my age is 34. I need your assistance to evalute and guide me in right direction. I am salried working in IT. I have personal loan of 20L (50K emi), plot loan 4.9L (10k emi), hand loan 5L and Gold loan 6L. I have a plot valued ~18L, another land Valued around 40L, and one more valued around 20L. Doing SIP of 7L in Axis bluechip MF(1.6L total value now) , 5K in small cap. Got around 13L in PF as of now. Got 90k in stocks ( all blue chip) Paying 35K rent. Now i am planning to buy a land and build a house in my hometown. Should i be considering closing loans first or build a house? Should i look at selling property to close loans? Kindly suggest.

It is fiscally prudent to close existing loans first.

Yes selling real estate property to close the outstanding loans is better option.

I have 36L in mutual fund SIP with 38%xirr, 10L in equity, recently have taken loan of 40L with 9.5%int. to purchase property I need advice should I sell mutual funds/equity and repay loans or should I continue with SIP

Hi..I am 49 years old I have Stocks of Rs.1.40 Crores, PPF Rs. 20 Lakhs, EPF Rs.25 Lakhs, Rs 20 Lakhs in SGV and Mutual Fund., Real Estate of Rs.55 Lakhs Purchase value with a loan of Rs.24 Lakhs outstanding. I want to purchase a house of Rs.1.60 Crore. Monthly avilable to investment 1.5 lakhs Job is at stake now..Should I purchase the house for staying AT 58 YEARS if job is not yhere in 8 months down the line. Also if I purchase the 2nd house for staying, should I sell the first house which I can get Rs.35 to Rs.40 lalhs after paying my loan and pay for 2nd house or invest in mutual fud and withdraw from the corpus. Secondly. Should I sell part of my stock to pay part of my 2nd house purchase or keep the sale proceeds in Mutual fund and then do a sWP and pay the 2nd house. Thirdly, Stocks I have got about 15 to 10 percent returns in last 2 years Should I keep the complete stock or take out 40 or 50 percent and invest in Mid cap and small cap mutual funds? Sir Nameste, Me and my wife from small town working earning 1.13lakh per month, we have 3 loans 1. Icici 10 lakhs @12.39 (2.30 lakhs remaining to closed by september 25) 2. Sbi loan 1.6 lakh just started @ 12.46% 3. LIC loan 2.20 lakh @9% We are government employees both so investment in NPS is aprox 20,000/month We are also investing 19000/month in LIC We had also aquired 2 no. Of land in our locality, (loans are taken for this purpose) Our EMI is aprox 26000/month, and monthly expenses is 53000, we are dipositing all our excess money to our loans so that it all can be closed by 2025 september. Sir what should be my approach to build a house with in next 5 years.

24.01.2025 Respected Sir, I have a land property valued 3cr. Now on this plot I am planning to build P+5 floor residential apartments For this I need a fund around 2.5cr for construction. Now I am 68 yrs old. I have invested 40L in various equities since last 44 years & 45L in Equity based M/F’s since last 14 years. Current market value is around 1.5cr & 1.60cr respectively. I am planning to raise funds from overdraft loans against my Equity shares & M/F at the current interest rate 10.35%.approx. I do not have any other source to raise the reqd. fund and I do not have any other liabilities. As per my assumptions in the next 7 to 8 years of period total market value of above investments will be around 10cr approx. I am planning SWP of Rs. 10 lacs every year to repay interest on OD. In what other ways is this possible to repay the dues? With out selling any unit of my property. Or In critical situation if arise I may sell out one unit to clear my OD loan debt. 49 years old female school teacher. I want to invest ?5 lakh lumpsum that would fetch me good returns in 2 or 3 years. Please suggest a good investment avenue. I need this amount to fund my son's education who is in grade 9 right now. Apart from this, I also tried my hand in MF- I invest ?15k every month in SBI Bluechip fund direct, 10k in Canara Rebeco Bluechip fund direct, 5k in UTI NIFTY Index Fund direct, 5k in Axis midcap growth direct plan, 5k in Mirae asset largecap fund direct, 20k in NPS monthly. Apart from this, i had also invested ?1 lakh lump sum in SBI equity hybrid fund ?1 lakh, axis multicap direct fund ? 1 lakh, and quant small cap direct plan ?50,000. None of the last three lumpsum investments are doing well. They are showing negative returns. I have three questions for which i am looking answers for: 1) where should i invest lumpsum of ? 5 lakh now 2) the three lumpsum investments in quant smallcap, axis multicap and sbi equity hybrid - should i continue remaining invested 3) are the monthly sips and nps investments amounting to ?55 fine. I intend to work for another 5-6 years.

1. It is advisable to invest lumpsum of 5 L in a nationalised bank FD. Considering the fact that your kid may enter higher education in 3 years it is not apt to subject it to market vagaries.

2. If you are prepared to hold your lumpsum investments for 5 year+ horizon then no need to worry about short term negative return.

3. Monthly sip's and NPS investments look good.
