Me and my wife’s monthly salary is 2.8 lacs. We already have one 3 BHK flat with 40 lac loan ongoing. We want to buy 4 bhk which cost around 2.5 crores. And we only have 20 lac with us now. Considering all future things shall we go ahead with purchasing this as real estate market is continuously growing and may be in future we won’t be able to afford 4 bhk later. Please suggest.

Hello Ramalingam Ji, I am 44 years old, working in IT and live in Bengaluru. I am unmarried at this moment. I live in a rented house. Here are my investments breakups - 1.45 Cr in Equity Shares, 5 Lakhs in MF, 27 Lakhs in PPF, 20 Lakhs in EPF, 7 Lakhs in NPS, and 14 Lakhs in FD as an Emergency Fund. I have a health insurance of 30L apart from the office provided one. My monthly in hand salary about 2.2 Lakhs. And my monthly expenses including rent, insurances, sports/gym subscription, food and others comes about 75 - 80 Thousands a month. I invest 1.1 Lakhs in equity shares, 18 Thousands in RDs to meet my certain onetime expenditures in a years such as insurances, internet payments etc. I do not have any loans. How do you think I should go about so I could purchase a house/flat as well as have enough investments using which I could live comfortably.
