I have purchased a residential studio unit with home loan for 23 lacks in March 2022, I have got possession in May 2024 and in Aug2024 I have sold this unit to 31 lacks, What will be capital gain tax implications? Can I have claim Renovation, Maintenance, NOC charges (while selling) to be included while considering capital gain, to reduce capital gain, Where should i invest to save capital gain?

Ans: Date of possession will be considered as date of acquisition (May 24) so this will be short term capital gain taxable as per your slab rate.

Improvement & transfer expenses may be deducted from your capital gain(8L) but do consult a CA to ascertain exactly what is allowed as deductible as per Income Tax laws.

Sir I bought a residential property for 2,05 lakh(including regisrty etc) in Dec 1994,sold it in November 2023 for 6600000....and spent around ten lakhs over these thirty years on renovation time to time....what is the amount of capital gain on this..

I am presuming that this investment is from long term perspective of 10 years+ horizon and you are comfortable with high risk exposure.

Equal weight allocation to 10 funds is avoidable.

I propose to you 5 funds with the proportionate allocation as given:

1. PPFAS flexicap fund: 25%

2. Mirae Asset Large and Midcap fund: 25%

3. Nippon India Small cap fund: 20%

4. HDFC balanced advantage fund: 15%

5. ICICI Pru Multi asset allocation fund: 15%

Funds have been recommended based on their long term returns in their respective category.
