Hello Sir, me and my wife planning to buy apartment for 55 lakhs and down payment is 10 lakhs remaining we are going for a loan (44 lakhs) and tenure is 24 years. We have no backup money. Our total monthly income is 180000/- and no debts. Is this a good idea?

Ans: Hi,

Buying a house is one of the big decisions of life as it provides you with security and ownership of an asset but when you take a loan it demands your commitment towards EMI payments.

In your case, for a loan of 44 lakhs for a duration of 24 years if I assume interest rate of 8%, the EMI is approx. 35000.
This works out to under 20% of your monthly income.
This is a good ratio for EMI payment compared to your monthly income.

Typically we advise to have monthly expenses not more than 40% of your monthly income with EMIs of not more than 40% of monthly income. This will ensure you have a saving/investment potential of at least 20% of monthly income.

You are well placed towards EMI payments and if your monthly expenses are well managed, your saving/investment should help build a good corpus for other/future goals.

Hello sir, I am 35 year old, and my take home is 75k, currently I have a debt of 10 lakhs, and I have no savings. I am planning on buying a rental income house of 50k per month on loan for 1.4 cr with a tenure of 20 years, please advise if this is a good plan ?
Ans: You are 35 years old. Your take-home income is Rs 75,000 per month.
You already have a debt of Rs 10 lakhs.
There is no savings in hand right now.
These three points are very important.

Let us understand them one by one:

Rs 10 lakhs debt means you are already repaying an EMI.

With Rs 75,000 monthly income, your cash flow is limited.

Your overall assets are good but need some proper realignment wrt you what all you mentioned. Let us have a detailed look:

- Considering that you will work for a year or so, you need to have proper alignment of your current assets in liquid form.
- Close your PPF account upon maturity and park it in debt MFs.
- Direct stock investment is way too risky. Shift that amount in equity mutual funds to fund you when you stop working.
- Make a FD of 20 lakhs cash that you have for your emergency requirement.
- Your current SIPs are highly overdiversified and overlapped. A portfolio like this never gives a good return. Hence work with a professional to get a good portfolio.
A DIY portfolio like yours can break your overall investments. Do not do any large investments like these without proper guidance.
- Hence stop current SIPS and take professional's help.
