Hi need guidance over Home Loan. I have booked a house of 1.25 Cr.and have 25 lakhs available for Down payment. Which is best scheme we should select here as with 3 years fixed EMI with Bajaj finance Or HDFC/ICICI Bank 8.5% RoI, we have 3.5 years in possession and expecting baby in few months.

Ans: Firstly, many congratulations on the baby. Further, please move ahead with EMI which is cheaper over a long run, kindly read through their EMI schedule and ensure principal is repaid faster than the interest amount.

I am living on rent, and now I have searched and seen a residential property that is flat(constructed in 2007) at ground floor in a society, which is for sale and may be cost up from 18 L to 22 L final talk not done, within two months my matured savings would be 11 lakh also having a pf balance of 1.5 to 2 lakh and ornaments of about 10 Lakh I have two daughters age19 years and 14 years If I do not disturb the gold and pf balance I would be in need of home loan of about 10-12 lakh So, is it wise to take home loan Alongwith SIP of amounting 10 percent of emi only Or if I finish all the savings and asset I would required no loan and will opt to purchase a gold of 15000 every month My take home salary is 39500 Please suggest which one of both is better Or if you have any other suggestion please guide

Hi! I am 37 Yrs old entrepreneur having a net worth of 4 Cr invested fully in Equity and Debt. I have a 3 Yrs old daughter and living with my wife, sister and parents in Bengaluru. My wife and parents wants me to purchase home rather than staying invested fully in paper money. On the other hand, I'm looking to achieve financial freedom asap so that I can take more risks professionally. Given the rising costs of real estate and unjustified valuations, I am unable to decide whether to take out half of the capital and purchase home or stay invested fully while living on rent. As we're 6 members in the family, I need at least 2.5 Cr worth of house. Given my nature of job (risk), I don't want to take burden of heavy EMI currently. Please help me out deciding.
Ans: Your parents and wife are absolutely correct. Don't get carried away by social media chitchat. If you don't want to take a home loan, utilize your corpus of 4 Cr to buy that home(~2.5 Cr). Make up your mind. Then you can negotiate and come to common understanding with the developer.

Don't think that your asset base is decreasing but rather as transfer from "paper money" into "real asset", I mean real estate.

You can keep investing regularly over next 10-12 years to rebuild the corpus.

Not all startups are bootstrapped.

If you have a sound business proposition, VCs will finance you.

You may explore option of spouse working while you decide to enter into business with calculated risks so as to have stable income.

As you grow older the risk of lifestyle diseases kick in and at that stage you don't want to end up in a situation where you are unable to pay escalating rents on time.

Sir Nameste, Me and my wife from small town working earning 1.13lakh per month, we have 3 loans 1. Icici 10 lakhs @12.39 (2.30 lakhs remaining to closed by september 25) 2. Sbi loan 1.6 lakh just started @ 12.46% 3. LIC loan 2.20 lakh @9% We are government employees both so investment in NPS is aprox 20,000/month We are also investing 19000/month in LIC We had also aquired 2 no. Of land in our locality, (loans are taken for this purpose) Our EMI is aprox 26000/month, and monthly expenses is 53000, we are dipositing all our excess money to our loans so that it all can be closed by 2025 september. Sir what should be my approach to build a house with in next 5 years.

Hello finance guru, I am 45 years old , with 2 kids. I live in a Tier-1 city with ~49 Crores of networth. This includes ~12 crores of investment in real estate (land and a flat at a prime location), ~34 crores in equity, ~1 Cr in Crypto and ~2 Cr in cash. I work in a pharmaceutical firm in an executive role and planning to retire in the next 1 year. My knowledge on finances is average and would like to seek your advise. I would like to generate ~2.5 lakhs per month for expenses from my savings and would like to double my networth in the next 7 years. Could you provide me help on the directions I can take to make this working?
Ans: Hello;

Deducting the real estate and crypto investments from your networth, we have 36 Cr.

You may invest 4 Cr each in 2 equity savings type mutual funds and 2 conservative hybrid debt oriented mutual funds.

If you do a 3% SWP from each of these funds you may expect a monthly payout of around 2.8 L (post-tax).

These funds generally yield 8-9% returns so they will continue to provide inflation adjusted income to you.(6% inflation rate considered)

Balance remains around 20 Cr, while 2 Cr may be retained as liquid fund for contingency requirement, the balance 18 Cr you may invest in combination of mutual funds, PMSs and AIFs.

As you enter retirement phase your focus should shift from "maximising returns" to "decent returns with moderate risk" since return of capital is more important than return on capital.

You may top-up your monthly sip by 10% every year for 7 years. This will grow into a sum of around 0.51 Cr.

The MF corpus and direct equity holdings worth 0.72 Cr today will grow into a corpus of 1.59 Cr after 7 years.

Therefore you may achieve your intended corpus of 1.59+ 0.51=2.1 Cr, 7 years from now. A modest return of 12% is assumed from MF and direct equity holdings.

2-3 years before 60 you should start moving your gains from equity funds to liquid or ultra short duration debt funds to protect it against market volatility.

Also good health care insurance for yourself and your spouse.

RE property you may sell at a later date to boost your retirement income.
