Having Own home at my native place.... Want to know that should I go for new Flat purchase at location where I am residing in rented house of monthly 14K excluding electricity or continue my investment in place of Home loan... I hv opted new tax slab and my wife is in old tax... my target to have 15 CR at the age of 60

Hi! I am 37 Yrs old entrepreneur having a net worth of 4 Cr invested fully in Equity and Debt. I have a 3 Yrs old daughter and living with my wife, sister and parents in Bengaluru. My wife and parents wants me to purchase home rather than staying invested fully in paper money. On the other hand, I'm looking to achieve financial freedom asap so that I can take more risks professionally. Given the rising costs of real estate and unjustified valuations, I am unable to decide whether to take out half of the capital and purchase home or stay invested fully while living on rent. As we're 6 members in the family, I need at least 2.5 Cr worth of house. Given my nature of job (risk), I don't want to take burden of heavy EMI currently. Please help me out deciding.
Ans: Your parents and wife are absolutely correct. Don't get carried away by social media chitchat. If you don't want to take a home loan, utilize your corpus of 4 Cr to buy that home(~2.5 Cr). Make up your mind. Then you can negotiate and come to common understanding with the developer.

Don't think that your asset base is decreasing but rather as transfer from "paper money" into "real asset", I mean real estate.

You can keep investing regularly over next 10-12 years to rebuild the corpus.

Not all startups are bootstrapped.

If you have a sound business proposition, VCs will finance you.

You may explore option of spouse working while you decide to enter into business with calculated risks so as to have stable income.

Hi Mam, I need your prompt advice as i need to take decision on the same. I am 55 years and have 5-6 Years in retirement. Post retirement have planning and secure. Now coming to the point that i am staying a capital of state where i pay house rent Rs.40000/- PM. My take homme monthly salary is approx 6 Lacs. My organization have policy to pay 50% interest subsidy on interest of Housing loan. I am planning to purchase a flat value 1.25 Cr in which 80 Lacs Banks are ready to give for next 12 Years . monthly EMI will be 85-90 K and out of which approx 28K will be subsidy and 40K my rent and 5K saving of IT in Housing loan interest . Ideally it will cost to me approx. 15-20 K Per month additionally . After retirement i will sell the flat and square off my balance home loan. Please suggest is it worth of taking ....or i should continue to pay House rent and add 20 K liability in Mutual Fund contribution . Urgent reply please

You completed an M.Sc. (Zoology) and started a career in teaching. Only due to less money/salary, do you wish to change the career option? I think this is not good at an early stage. If the person excels in a subject like Biology then there is no problem with getting a job and a high salary. If you are well aquatinted with computers then you can run online classes for Biology or can join a branded institute where offline along with online coaching is done. To achieve this level, you have to excel in subject knowledge, communication skills, computer skills, and a sound technique to connect with the students to gain success in the teaching field. Now, looking towards your other option for joining other computer courses via any institute at this level is not recommended. To excel in IT, you need at least 5-6 years of strong exposure and need to make very hard efforts for that. It is not sure that you may get a job with a high salary. Rather, you can choose some diploma courses related to A.I. and digital Marketing, etc. where you can start your career with a moderate salary but can reach to your desired level in a short time if you master the skills.
