Hello sir My name is Paritosh Kumar and I am currently 23 years old last year I graduated in the field of science I have done BSE and I gave cat and xat but score was very low In 12th class I was preparing for Engineering entrance but I couldn't clear it in graduation I was preparing for management entrance but couldn't clear right now I have got a lot of demotivated but I know that it is my fault only I want to do something good in life and feel proud I am thinking of giving CAT exam again this year with good preparation so that I can target top management college along with I am also preparing little government exam can you give me CAT exam guidance and little bit life approach that how shell I should move from now as it is end of me coming so how should I move forward

Ans: Paritosh, You have NOT mentioned you have completed BSc in What? Anyway, here are some suggestions. (1) You will have to change your preparation strategies for your CAT & Govt. Exams (2) Analyze over your Syllabus / Questions asked in the Exams you appeared (3) Focus more on Difficult / Complicated / Tough / Lengthy / Wrongly Answered Questions & give more importance for high-weightage subjects like Maths (4) Prepare short notes, depending upon the Topics and which you think you might forget often. (5) You know a lot of things, but you will NOT remember many things. Every day, you should revise what you have studied during the day before going to bed for 30-40 minutes. (6) Also, you should keep revising frequently (weekly / bi-weekly / fortnightly the topics you have already covered, especially tough topics / subjects (7) Study for 35-45 minutes and take a 10-minutes break. If you study beyond 45 minutes, you will start losing your Concentration Power and output will be which you should avoid. (8) Prefer studying tough topics / subjects early morning when your mind will be 100% fresh (9) To keep yourself physically and mentally fit, do Yoga or Meditation or any other Physical Exercises at least for 30-minutes either morning or evening, whichever will be convenient to you. (10) You should have a minimum of 7.30 hours sleep. (11) Time Management is more important. All The BEST for your Bright Future. I will help my parents and study. Present At home family condition is bad(parents health). we have a Brother,He is our family well wisher, behalf of his guidance i started to prepare for this exam and scored very bad. Now he is saying to prepare again for this year with lot of commitment and hard work. But He and my family is saying Not to do Job, work at Tea business and prepare for this year very hardly. Is this good decision.? Will it cover GAP year like doing family business? Thank you ???????? sir
Ans: SDA Bocconi may not accept 198 nmat score, but they have their own test if you want to try. With 198 NMAT, can try for IBS (ICFAI) and other colleges that accept the scores. Can also write ATMA, and MAT that will be held in Feb March so that you have more options to apply to. About repeating a year you can decide once this years cycle for admission is complete.

Money
Hi , I am 40 years married and have one child residing in Bangalore. I have 30 lakh in PPF , 32 lakh in PF and 15 Lakh in MF and around 40 Lakh in Shares. A flat in different city of value around 60 lakh I have two emi for total 67000 per month running for next 3 years. Rent is 35k per month. Income around 3 lakh per month. I am planning to buy flat , 2.1 cr taking loan 1.5 cr for 20 years. Remaining 60 lakh as personal financing for flat purchase with income for next 2 years. Please advise what I can do to manage my finance and build corpus for saving as well
Ans: Hello;

Your monthly expenses:
Current EMIs: 67000
New EMI: ~133000
Rent: 35000
Household expenses:~ 50000
Total monthly Expense: 285000
Total monthly Income:~ 300000

You have hardly any income left for investments.

If I would have been in your place, I would have settled earlier loans before venturing into a new home loan, using part of the savings.

Also I would have sold the flat in other city and used the sale proceeds towards down payment of new house purchase.

This will ensure that my current investments remain mostly untouched(except loan prepayment).

I get exemption from long term capital gain arising from sale of old flat since reinvested into new residence(As per provisions of ITax Act).

My EMI burden will be much lesser and I can invest aggressively in mutual funds and NPS for:
1. Kid higher education &
2. Retirement

This was my perspective.

You may have different approach but key is to ensure reasonable amount of debt so that you have disposable income left for investments towards
future goals.

Happy Investing;
