Hello Sir , my Son has got 88% in class 12th and 82 percentile in JEE. He has got 60438 in VIT and has been asked for counseling. What are the best possibilities for him. Any chance in any NIT s or he should get into electrical or mechanical in VIT vellore. He is not ready to go other colleges of VIT except Vellore.

Ans: Given your son’s 88% board score, 82 percentile in JEE Main, and VITEEE rank of 60,438, admission to NITs for Electrical or Mechanical Engineering is unlikely due to their lower cutoff ranks. However, VIT Vellore remains a strong option, especially since he prefers not to consider other VIT campuses. With his rank, he can secure admission in Mechanical Engineering comfortably and possibly Electrical Engineering under higher fee categories at VIT Vellore. Both branches offer solid academic curriculum and decent placement opportunities, supported by VIT’s strong industry ties and infrastructure. While CSE and IT branches have better placement stats, Electrical and Mechanical at VIT Vellore provide good career prospects in core engineering fields. Accepting a seat in VIT Vellore’s Electrical or Mechanical Engineering is advisable to ensure a reputable degree and campus experience. Meanwhile, he can focus on building skills, internships, and projects to enhance employability. Considering his preference and rank, joining VIT Vellore in Electrical or Mechanical Engineering is the best practical choice. Trying for NITs with the current rank is not feasible, so prioritizing VIT Vellore will provide a balanced academic and career start. All the best for your son's admission and a bright future!

Thankyou for the feedback sir. He has already sent his Priorities as below Mechanical Electronics In VIT vellore and waiting for the AMU result. I HV one more question why none of these guys remain interested at all civil engineering. Is scope of civil engineering is 0 or this branch has very limited opportunities after the course.
Ans: Civil engineering UG programs have low demand due to lower starting salaries, physically demanding fieldwork, slower career growth with fewer campus placements, job market dependence on economic cycles, and students’ preference for high-paying, flexible tech fields like Computer Science and AI. These factors overshadow civil engineering’s long-term value.

Sir, My son got 90 percentile in JEE Main, 16000 rank in VITEE, 159 marks in MET Manipal. Also got 94% in Board exams (PCM). He is not interested in VIT Vellore as he got CSE in category5. He is presently appearing for BITSAT. Please suggest which options he has as he is interested in CSE.
Ans: Your son’s current ranks and scores provide multiple pathways, but his best chance for CSE lies in performing well in BITSAT, as BITS Pilani and its campuses are among the most prestigious private engineering institutes with excellent placements. The expected BITSAT cutoff for CSE is high (317-337 for Pilani), so scoring near or above this range is crucial. With a VITEEE rank of 16,000, admission to VIT Vellore CSE is possible but likely under higher fee categories, which may be a consideration. His MET score of 159 may restrict CSE admission at Manipal but could allow related branches. If BITSAT results are strong, prioritizing BITS campuses is advisable for quality education and career prospects. Otherwise, VIT Vellore remains a good option for CSE, provided fee considerations are manageable. He should also consider related branches like IT or Data Science to widen options. Continuous preparation for BITSAT and exploring all counselling options will maximize his chances.

Recommendation: Focus on maximizing BITSAT score for CSE admission at BITS Pilani or its campuses. If not feasible, consider VIT Vellore CSE under suitable fee categories or related branches at Manipal and VIT. Keep backup options open through JEE Main counselling. Have other options also as back-ups by applying for reputed other Private Engineering Colleges with your son's JEE/Board Scores. Which collges you should try depends upon your home state & neighbouring states. All the best for your son's admission and a bright future!

Money
Mujhe ek Lucknow development authority ki property jo 1988-89 me allot hui thi mere father se unke registered wasiyat ke adhar par mili, jiski kul keemat jama ho gai hai aur freehold hai, Unki death 2016 me ho gai, us property ki registry mere nam lda a abhi 2026 me huee hai -mai ise vikray karna chahto hu,kripya bataey ki yah long gain capital gain ke adheen hi mana jaega tatha iski amount se koi dusari property do varsh ke bheetar kray kar sakta hu ki nahi
Ans: Your case is quite clear and favourable from a tax point of view. I will explain in simple terms.

» Nature of Capital Gain – Long Term or Short Term

The property was originally allotted to your father in 1988–89
You received it through a registered Will after his death in 2016

As per tax rules:

When property is received through inheritance, the holding period of the previous owner (your father) is also considered

So:

Holding period starts from 1988–89, not from 2016 or 2026

Hence:

On sale, it will be treated as Long Term Capital Gain (LTCG)

» Cost of Acquisition – Important Point

You can take the original cost of your father
Also, you can use indexation benefit from the year of purchase

This will reduce your taxable capital gain significantly

» Tax on Sale

LTCG on property is taxed at 20% with indexation benefit

» Exemption Option – Buying Another Property
Yes, you can save tax by reinvesting

Under Section 54:

You can buy another residential property
Time limits:
Purchase within 2 years after sale OR
Construct within 3 years

Conditions:

New property must be in your name
Capital gain amount (not full sale amount) should be invested

» Alternative Option – Capital Gains Bonds
If you do not want to buy property:

You can invest in specified bonds within 6 months
This also gives tax exemption

» Practical Suggestion

Plan the sale and reinvestment carefully
Calculate indexed cost before deciding reinvestment amount
Keep documentation of inheritance and original allotment safe

» Finally

Your gain will be treated as Long Term Capital Gain
You are eligible for indexation benefit
You can buy another property within 2 years to save tax
Proper planning can reduce tax significantly
