Morning sir , Sir Im soo muchh confused rn...Sir coming to myself Im aa boy from ews category and secured 94 percentile in jee mains and around 65 marks in jee adv but couldnt clear itt...ALso sirr Coming to my college options Ive Cse aiml in chandigarh university , cse aiml in srm delhi. Both of the colleges provide Good scholarships , the details abt it are Ive 75 c/o scholarship in srm delhi , Coming to chandigarh ive to give cucet tommorow . Also sir Ive cse aiml in amity greater noida and cse aiml in woxsen hyderabad So Ive to apply for a loan and pay the fee for woxsen Also sir Ive to do work hard and do aa lott of interships to pay my fee for woxsen ...Im from andhra pradesh , Actually ive bits pilani too But are the same from my perspective what do you think sir ? Im good to go for woxsen ?

Main cause for the confusion is due to pinned branch of study (CSE AIML)
Try to change the perception for other branches of study, you would find them interesting too. Interest comes first than employability.

I am a senior citizen. I am selling my flat at 54 lakh. I bought it 13 years back for 19 lakh 80 thousand 600. My son is the co applicant. He is working in IT and he has a family of wife and a son. Me and My husband are unemployed, no pension, not earning. What would be my capital gain and what would be the tax we have to pay.

Ans: Assuming that the property was purchased during FY 2010-11, the indexed cost of acquisition works out to Rs.4305136. So Long Term Capital Gain shall be 1094863. This can be divided between you and son equally and after adding to other income, tax shall be calculated at 20% for your son. For you if no other income then amount remaining after basic exemption limit shall be taxable at 20%

My question is regarding purchasing 1 bhk flat as investment. I am living in good society in Wagholi in terms of amenities and basic facilities. I am planning to buy 1 bhk flat for 34 lacs. Which bit lesser than what actual price in our society. I am thinking of paying emi through the rent which I am going to receive. Please advise

Ans: Hello;

Think about the following points before making the investment:

1. If the flat remains unlet for 6 months or more, worst case scenario, will you be able to service the loan through your own income during that phase.

2. Why is the flat available at a price lesser than its fair market value? Is their any flipside?

3. In case you need funds urgently, can you liquidate the flat in 3-4 weeks time?

You can plan your purchase after satisfying yourself on the above points.

Ans: Hello;

You may take-up part time job somewhere so as to atleast pay the loan EMIs.

You may let the loan company impound asset acquired under the loan(bike, cell phone) and close the loan sighting inability to repay. This will impact your cibil score but it can be improved later on.

Seek help from a friend or relative to close the loan. You may repay them later when you get employed.

Avoid credit cards, BNPL, MTF and other borrowings as much as possible.

As of now I have opt for Old tax regime.. With my income of 11.89 LPA , can you please suggest which regime is good ,, Old or the new .. Also guide on tax saving components for the respective option

Ans: If you are going for Old Tax Regime then following options for reduction in Tax outgo
1. Standard Deduction on salary
2. HRA
3. NPS contribution from Salary
4. Investments under 80 C i.e. Life Insurance, Tax saving MF, 5 yr FD
5. Mediclaim 80D
6. Voluntary Payment of NPS upto Rs.50000
7. If you have home loan then Home loan Principal can be claimed under 80C and Interest under House Property
8. Interest on Savings Account upto Rs.10000
Based on these deduction, you need to calculate total deduction and tax liability. If the Income after deduction goes below Rs.5 Lakhs, No tax liability for you
