Hi, I am 58 Yr old Male with 29 yrs into arranged marriage. I have 2 daughters. I am being treated like a stranger in my own house. My wife does not give respect, no value, no love and affection care. Always negatives talking about me for everything. Not listen to any thing regarding family or personal matters. I am not earning much. I am doing my best doing business services. For everything I need basic amount to manage my business until it develops. There is no support for this from my family. Instead of supporting and motivating me, She is always negative about me. She knows I am not earning enough and unable to meet major transactions. She has come from a wealthy family were as I am not. She has helped in providing financial support many times. Now past 3-4 yrs, her behavior has changed. She taunts and blames me for she providing the financial support. Whatever she has provided is always used for family. she knows that. I am unable to focus on my business development. She's gives negative feedback about me to my daughters and they also behave same with me, Instead of supporting and motivating me. There is no intimacy or sex past 1 year. Hardly 1 once in a month earlier, after I force (make positive effort) her lovingly. I love her very much. But this is making me lose that love & affection on her. In our 29 yrs of marriage, she never initiated intimacy, love. Always I been doing it. She never shows interest in getting physical right from 1st day. She has not kissed me even once or hugged me voluntarily in these 29 yrs. I initiate everything. I am romantic. She is not. She gives one or the other reason and avoids. She avoids kissing. She never liked gifts i bought for her. I want her to wear different dresses, but she rejects. Though we sleep on same bed, she just sleeps off. When i go to her, either she pushes or says she has to wake up early sleep now. Even with so many days gap, when I initiate intimacy after 1-3 months, but she taunts saying I only want that from her. I have been hugging, kissing and showing love, affection care on her right from the 1st day of marriage. The same thing is missing from her. I have tried many times talking to her in polite way, trying to woo her, but of no use. I have approached many times we can have one on one talk and sort out any issues she has with me, but she avoids coming into talking terms. I have tried to talk saying lets understand whats going wrong. If I start generally talking, she starts arguing, negative talking and avoids the main discussion that forces me to shut my mouth. when we go out on a 2-3 day trip, she enjoys outing seeing places, food & sleep. Doesn't behave romantically, lovingly. It's just like same as at home. Even I know I am not earning much and trying best to do well. She always keep telling about her money and financial support and her parental house with arrogance & attitude. She has been good with her parental side, but not my side. I believe both husband and wife should take care of family together irrespective of who is more financially strong. Just because I am not earning well, this type of treatment I don't understand. If it was recent few yrs I can understand. But right from day one I have been facing this. Now I've stopped talking much and in silence going through loneliness.

Ans: Dear Prashanth,
I understand that it has been quite difficult for you. After 29 yrs, feeling unwanted, unsupported and criticized can leave anyone extremely lonely. Your problem sounds a lot bigger than just lack of intimacy. There are long-standing communication issues, and both emotional and financial issues. This cannot be solved with romance alone. The better step is to stop pursuing intimacy for now, since your partner is uninterested, and instead focus on having a structured conversation, such as, "Are you willing to work on this marriage, to make it better?" If she refuses to discuss these things with you, I suggest seeing a marriage counsellor; it will be an impartial party looking into the matter, without supporting one over another.

I am 43 years old married man, arranged marriage. Married for past 13 years with 4 kids (aged 2, 3, 10 and 13). I work abroad with good salary package and live with my family. My wife is MSc. and home maker. She teaches the kids and cooks and takes good care of kids. I am academic research scholar. From the start of our marriage, I noticed my wife does not open much and moderate religious person. I am also not very extrovert person. I work from 8 am to 5 pm in office which is walkable distance from my house. After coming from office, I help her in kichen daily, look after the kids, help kids in math, clean the house, put the yougest kid to sleep, then I get some 'me' time which happens only after 11:30 pm in the night. I dont use phone untill everybody is sleep or my kids dont allow me to use phone while i am playing with them. Now sometimes I feel we are just room mates with 1-2 times sex in a month. In terms of love with my wife, I initiate all the time, she never expresses love. I am not very possessive kind of person. She does not show any interest in my work and never ask me hows my day etc. She only smiles and rarely laught. I thought may be it will improve with time. There is no money issue, she buys what ever she likes. She has her own card and I provide extra money if she asks. I assumed may be she does not like me from the beginning but staying in marriage due to family pressure and kids. I am average looking person and dont accept everything what she says in terms of investment, holiday etc. I had accepted my fate. She started doing book writing and publishing online and now earning and keeping separate account, She is very excited about it and feels happy and shares with me the publication but not the earnings. There was a long deleted chat, in summary they were madly in love but could not get married, i dont know the reason or even she never spoke about him. they kept chatting even after our marriage. Her ex got married and divorsed with one grownup kid. He is single and work abroad in a different country with good salary package (may be better than mine). She emailed him after long time I guess but now she is secretly chatting with him very often. she keeps her phone locked and deletes the chats. He is also interested and asking her to leave and marry him. She is not saying yes to him but regrets that she married me. At this point I dont know if I should talk to her regarding this but she will definitely be upset to know i checked her phone. Few years back we had a major fight (that time i didnot know about her ex), i had proposed for divorse and settle it mutually if she is not happy with me but she denied and stayed. I dont know what I should do to make her happy. we both are from very respected family in the society and I dont know if her parents knew about her affair. Even though she is chatting with him but she behaves very normal with me, no fight no argument, as if nothing is happening. I dont know whats in her mind, is she just casually chatting with him or buying time, waiting for the right moment to leave? Shall I file for divorse or accept my fate as room mates. a. An apartment in a four in one building was purchased by me on 18/02/1991 at a cost of Rs.2,60,000/- b. All the four owners of the building decided to go for redevelopment and Joint Development agreement was done with a builder on 12/02/2019. c. As per agreement total 6 flats will be constructed of which four for original owners and two for the builder. d. The vacant possession of the building was handed over to builder only during June 2019. e. Building demolition permission was obtained on 5/08/2019 f. New Building approval was given on 9/10/2020. ( The delay was due to Coastal Zone permission and new FSI rule approval ) g. Completion certificate was obtained on 8/3/2023. h. There was nil monetary transaction between owners and builder. i. The builder sold his flats for RS.1.04 crore and Rs.1.02 crores respectively 0n 30th June 2023.(ie.on getting completion certificate) j. Now I propose to sell my flat for 1.125 crore. BASIC DETAILS : I. I have Pension income, Interest from deposits and Dividend income from my Bank’s shares and am a regular IT payer. II. I have two house properties of which the above is one and another is a dilapidated house in a remote village with taxable value of Rs.35/- III. I was showing the house property income of Rs.35/- under ITR2 till assessment year 2020-21. IV. On demolition of the above flat in 2019, I was showing the village property only as self-occupied with NIL income under ITR1. V. This continued till assessment year 2025-26. ( It means for assessment years 2023-24,2024-25 and 2025-26 the reconstructed property was omitted to be shown in IT. The effect on taxation is Rs.11/- per year considering the village property’s taxable value) VI. This year I have shown both the properties as self-occupied in my IT return Advise sought: A. How to ascertain the value of property on the date of completion certificate? B. The property not being alienated, the capital gains should be “NIL” as on 2023. But in 2023-24 IT return it was not brought out. What is course correction for it now? C. What will be the Capital gain on sale of this property now - may be during September?
Ans: Relavent dates and figures are :
01. Purchase Price (1991) Rs.2.60 (L).
02. Expected Sale Price (2026) Rs.112.50 (L).
03. No Cost/Expenses were incurred during 12.02.2019 to 2026 (expected Sale date).
04. You will have to pay LTCG based on these figures.
05 (a). TAX PLANNING : You should get a Valuation Certificate from Architect, about the value of your Flat as on 01.04.2001. This can be treated as Cost of your property/flat in 2001. Indexation benefit may be taken from this date & this value.
05 (b). Since you occupied this Flat during the period from 2001 (date of valuation) till June-2019, you can claim Maintenance & Renovation Cost during this period, if any. This shall reduce your tax liability.
05 (c). Cost or Value an on date of completion certificate, is not relevant in this case. Cost of newly build flat shall be considered as explained in above points.
06. LTCG shall be taxed at rate of 12.50% without Indexation or @ 20% with Indexation.
07. Exemption can be claimed u/s 54 if you purchase another Residential unit, with in specified time. You can also purchase Capital Gain Bonds up to Rs.50.00 (L) to save Tax.
