Sir, I hv filed my returns in time in form itr2. I had some stcg on account of sell of shares n also ltcg on account of sale of property. The tax calculated was paid before 15th Sept 2025 . I am a sr citizen. What is diturbing is, so far I hv not recd any communication from tax deptt. What does it mean? Is my fille gone under scrutiny or it is usual? What should I do, pl advise. Thnx n regards.

Ans: Dear Sir,
I trust you have cross checked the AIS and TIS before filing Return of Income. From this year, Income Tax has purposefully not processed returns where there is discrepency evident from the details filed in the Return and than those details available in AIS TIS.
However, if there is no such case, you must relax and wait for Income Tax to process the Returns. Have patience.

Hi Mihir, I'm a retired person, 66 years old. Before retirement, I had invested Rs.93.5 lakhs in a commercial real estate in Navi Mumbi in Feb.2017 and registered the property jointly with my wife on 50/50 basis. The value of the property as determined by stamp duty registrar at that time was Rs.73.41 lakhs. The expenses on stamp duty, registration and brokerage was Rs.7.53 lakhs and improvement expenditure of Rs.4 lakhs. So total cost of purchase worked out to Rs.1.09 crores. I sold this property in Feb.2024, exactly after 7 years, for Rs.1.1 crore. Market value (for stamp duty purpose) on this date was Rs.89.89 lakhs. While filing my ITR2 in AY 2024-25, I had split all the above values by 2 and 50% was shown in my ITR2 and the remaining 50% was shown in my wife's ITR2 under CG for showing the capital gain. The system has calculated and shown the capital gain as minus Rs.31.24, i.e. Rs.-15.62 in each of our ITR2. The system has also automatically adjusted my LTCG arising out of other share transactions during the FY. The system allows the remaining loss to be carried forward to next year under CFL. My questions are: (1) Can we both go ahead and finalise & submit the ITR2 as shown above? (2) Can we use the losses carried forward during the next AY to set off our incomes arising out of share market transactions? Thank you so much in advance for your valuable time and advice.
Ans: In the absence of exact dates, i will not be able to check calculation. Please cross check your indexed cost from income tax calculator available at https://incometaxindia.gov.in/Pages/tools/indexed-cost-of-acquisition-or-improvement.aspx.

Also your wife is required to show said transaction if at the time of acquisition of property she contributed.

Further, long term loss under the head capital gain from sale of house property can be set off against long term gain under the head income from capital gain subject to conditions

Ans: Yes, seems correct treatment done. You can go ahead with submitting your returns respectively.

Please note that Long term losses can only be set off against long term gains, if that's the case then you can.

Sirji I had claimed 54 F last financial year ie 2023-24 of Rs. 74,58,474 shares sold on 10/08/2023 flat purchased on 25/08/2023 I purchased another flat in FY 2024-25 on 18/11/2024 . since i have purchased another flat ( on 18/11/2024 ) within TWO years of sale of original asset ( sold on 10/08/2023) Undertsand that the LTCG caimed in last fy 23-24 of rs 74.58 lacs will be disallowed and added back to fy 24-25 income QUERRY - Since the sale of shares transaction took place before 23 july 2024 ( on 10/08/2023) will I be taxed at 10 % LTCG tax ?? Or at 12.50 % since the condition was broken on 18/11/2024( after 23 rd July 2024) Regards Narayanan

You are 55, working in Dubai, and currently covered under your company’s medical insurance worldwide. That cover is excellent, but please remember one important thing: it ends the day your employment ends. Health insurance planning has to look beyond employment.

Can you take a health insurance policy in India at age 60?
Yes, you can. Most insurers in India do allow entry at 60 years and even later.
However, at that age:

Premiums are significantly higher

Medical tests and scrutiny are much stricter

Any lifestyle condition or past medical history can lead to waiting periods, exclusions, or higher premiums

So while it is possible, it is not ideal to start fresh at 60.

Will taking a policy now help reduce premium later?
The bigger benefit is not just premium, but certainty and continuity.

If you take a policy now at 55:

You enter at a lower age slab

Mandatory waiting periods (usually 2–4 years) get completed well before retirement

By the time you are 60, the policy becomes mature and far more useful

Underwriting happens when you are younger and healthier

Premiums will still rise with age, but you avoid the sharp jump and uncertainty of entering as a new senior citizen.

But since you already have full medical cover, is this necessary?
Think of this Indian policy as a retirement safety net, not a replacement for your employer cover.
