Based on my parents advice, I have consistently putting money on real estate. I have also taken loans and invested them in properties. Now i have two flats in Bangalore 60L and 80L with 35L and 39L loan over it, both occupied by me, one for family and for home office. I have two houses in home town Tiruvannamalai 1 Crore and 80L with 49L loan and 30L. I also get rentals of about 60k per month from both properties. Besides, I have commercial land 2 Crore, Farm land (2 acres) 90L and another residential plot for 30L. I have taken 50L personal loan. I wish to retire from corporate in 4 years. My current salary is 3.3L per month. EMI is 2.7L per month. Pls advice me. My monthly expense is less than a lakh rupees. I have two kids one is in college and one is 8th standard. I have to park about 3L per year for their college (addition to college expenses) and school fees for next 8 years. After retirement, me and my wife want to go for annual vacations (4 to 5L per year). Pls advice

Hi. I am currently 32 years old male working in a government sector. My take home salary is 1 lakh monthly and it will increase approx. 5% every year (basic 3%, da twice increase min. 4,4%). My NPS (employee and employer) deductions at present is around 25000 every month and will increase when basic increases every year (assuming basic increases by 3% pa without considering future promotions for now). Apart from this I am investing 10k every month in the mutual funds (small, mid and large cap), 5k every month in sukanya sammridhi yojana for my daughters educational needs. Parked 2 lakh in stock market and current value is 4 lakh, 6 lakh in PF (current value inc. interest earned so far), have LIC policy paying rs. 7300 quarterly, have term insurance (increasing sum assured, upto 1 CR for 15 years) and seperate health insurance to cover my family health expenses apart from govt. CGHS. I am repaying some loans (worth 20000 per month) took in the past and all loans will be cleared by 2030 December. Now I want to plan for my retirement (my current household expenses 40 to 45k per month=grocery, clothing, house rent, other misc. Needs), my child education (child current age is 2), her weeding expenses (consider marriage at 25 age), planning to have one more child in a year. I have privilege to join my kids in Kendriya Vidyalaya, so till 12th education expenses you can consider min. I also want to buy a home at the age between 50 to 55 near to Bangalore to old Mysore road (consider approx. Amount for 2 bhk apartment not in city little outskirts like kengeri or little farther). I am 52 in private job. Have had two big job breaks in 2020 for 2.5 yeaes. And 2024 for 1year. I have one apartmnet where i live in current value 1.7 crore. Two more apartment that I have given on rent are curenr value of 1.25 crore and 65 lakhs ..I get Rental Income of Rs 36.5 thousand per month. I have bought small land of aboit 1500 sqm near Sariska National Park where I want to build 10 room Resort in future. I just have to make rooms, other facilities like restaturant will be provided by developer. With two breaks in my job I do not have too mich of liquid money left with me. I have one daighter she just got the jon in Bangalore in IT... 15 Lakhs PA. I have loans for about 75 lakhs with outgoing of 1.4 lakhs per month. Most loans will finish in 7 years. I have PPF of 7 lakhs,NPS of 6 lakhs, FD of 10 lakhs, Shares about 8 lakhs in Equity, Soverign Gold, MF,ETF. I have physical gold in locker for about 15 lakhs. I can invest 2 lakhs per month for about 3 years. After 56 I want to live on Income from Resort, and Rental as I want to junp into starting my own company in Corporate Travel ...as I live in Gurgaon and Sariska is only 2 hour drive. First I will start building 3 rooms in 2026, and add two rooms per year to Resort with income other than 2 lakhs I have for investment. I want to start good passive income.

Dear Gurus, I am Male, Age 34 Years and a Class I Government Officer. I am Married from past 8 Years & have a daughter who is three years old. My gross salary is approx 2 Lakhs per month and in hand salary is around 1.5 Lakhs per month. My wife is also working and earns around 70K per month. I have a 2BHK Flat with present market value of approx 60 Lakhs and a recently purchased plot of value approx 50 Lakhs. Both the properties are fully paid. I live in a government accommodation which is provided to me by the department. I invest approx 50K in SIP in Mutual Funds per month and has a portfolio of around 10 Lakhs presently. I make additional contribution of 15K per month in my organizational fund earning approx 7 percent per annum and has a saving of approx 10 Lakhs in it presently. Apart from it i am also investing 1.2 LPA in PPF (Present corpus of 2 Lakhs) and 1.5 LPA in Sukanya Samriddhi Yojana for my daughter (presently 4.5 Lakhs already put in the account in last three years). All medical & travelling expenses of me and my family are looked after by the government. I have a monthly expense of approx 80000 including an EMI of 30K for a car loan (presently 12 Lakhs outstanding). Monthly expense is looked after jointly by me and my wife. I will have an assignment in near future in which i will be earning approx 4 Lakhs per month for a year starting this November 2025. Sir, I am 39 years PSU employee with monthly net salary of 1.10 lacs. I have a son of 9 years and daughter of 1 year. I am investing in MF through SIPs and lumpsump for last 7 years and my present MF portfolio is 50 lacs with XIRR of almost 18%. Presently I do SIP of 30000 per month. I also have housing loan and my EMI is 42000. I am provided accomodation and medical facilities from my employer. I also have accumulated 18 lacs in PF and Rs. 28 lacs in NPS. I have Term plan of 1.5 crs. I also have liquid funds of 10 lacs in FD for emergency purpose and approx 7 lacs in PPF. Since my child's major education expenses is still 7 to 8 years far for my son and 15 years for my daughter, I will continue my SIP of atleast for next 8 to 10 years without breaking my existing portfolio. Can I generate a corpus of more than 7 crs till my retirement with above funds and will it be sufficient to meet the inflation after 20 years.

You have done and accumulated quite good at your age in different instruments with varied returns. Let us have a detailed look.

1. Emergency Fund - 10 lakhs in FD - good to go.
2. Term Plan - 1.5 crores - good to go.
3. Health Insurance - provided by employer. However, can take a separate personal insurance for yourself and family.
4. PF - 18 lakhs (continue)
5. NPS - 28 lakhs (continue)
6. PPF - 7 lakhs (can stop continuing, invest only bare minimum to keep account active. Close account upon maturity and reallocate these funds in mutual funds)
7. MF Portfolio - 50 lakhs with 30k monthly SIP

- Son's education - after 8 years
- Daughter's education - after 15 years
- Retirement - need 7 crores

You are very much on the right track. Your current financials look strong in terms of fulfiling your financial goals.

> Your current MF portfolio can be bifurcated into 2 parts
i. 40 lakhs for your retirement. This amount along with other amount from PF and NPS will finance your retirement forever (inflation adjusted). Additionally you wil lleave behind a great fortune for your kids.
ii. 10 lakhs for your kid's education. Continue your existing SIP of 30k per month and also contribute 7 lakhs from PPF account on its maturity towards this goal. For son, you will have 75 lakhs only from this investment and your daughter's education will have 1.5 crores when she requires.

This way your existing investments can take care of all your goals. Also, do increase your contibution in SIP yearly. It will help in generating a higher corpus for your family.

Let us have a detailed look below:
- Your monthly income - 1 lakhs, expenses - around 75k , and money for saving - approx. 25k per month.
- Emergency fund - 1.5 lakhs . Would suggest you to make a FD of this fund as emergency fund.
- Term and Health insurance - covered. But sum assured is less for your family. It should be increased.
- One house - 15 lakhs; 2 commercial shops - 50 lakhs.

Requirements:
- Need 5 crores by 2035 i.e. in 10 years
- Need fund for higher education and marriage of 5 children
- Retirement corpus required after 10 years

To achieve all these goals, you need to invest starting right now in aggressive mutual funds with 25-30k left with you. And you can increase your investment with the increase in your income.
Realistically, retirement after 10 years is not possible, but you can try and upgrade your skills to earn more and invest more.

You are also getting 4 lakhs next month. Invest entire amount in aggressive mutual funds. Mutual funds will give you an annual return of 14-15% very easily. This is the best way to build wealth for the goals that you mentioned.
>> Make sure to stay away from LIC policies and ULIPs and other plans which lock your money.

Dear Sir I have invested in a 2 BHK apartment in Mumbai Malad East area near Dindoshi court. The builder is GSA Grandeur. The builder promised to handover the flat possession ready to stay in December 2004. Later due to some issues he informed that the Flat shall be ready by December 2005. Now still he is saying that Falt shall be ready by August 2006. In this regard sir please advise what action I should take against the builder. The Flat cost is 1.11 CR plus registration charges from which I have paid him 1 CR. Kindly guide whom to approach for further action. Regards

In that event, you must ask for: full refund of amount paid, interest for delay period (and compensation if justified), plus possible damages for alternative accommodation/rent you may have taken.

Monitor whether the builder is proceeding with construction, obtaining approvals, and has conveyed clear timelines.

Since you made the payment long ago and the possession is delayed significantly, there is time-value and risk involved.

Make sure your title rights are secure: the agreement must clearly state your unit, floor, parking (if any), and your payments.
