Dear Sir. I have an active home loan of 59lacs ( originally 1.37cr, which has been prepaid ) on which I pay monthly EMI of 2.8lacs. At this rate, the home loan will be completed by June 2027. Monthly interest amount on home loan is around Rs 36k I have a similar amount as bank balance which can help to finish the home loan. The property which I have invested is under construction and apart from the existing loan amount, I plan to pay the builder from my own funds whenever there is a demand. The balance payment is around 1cr. Please advise if it's a better option to finish the home loan or invest in MF in staggered approach to get better returns. My current MF portfolio is around 1.3cr spead across all asset class.

Ans: Hi,

I understand your dilemma in choosing between prepaying home loan vs investing in mutual funds.
Finishing the home loan is not always a good idea. Instead redirect excess amount towards your mutual funds.

Doing this helps as returns on mutual funds is as per compounding and benefits the overall amount. Whereas home loan prepayment is on the reducing basis.
Returns generated via excess payment would be much greater than the interest paid.

Hi, I have 43L and I'm planning to buy a flat worth 1.4Cr. It is due completion in 2029. So I can either put in more now or at the end. I have decided to do below. Pay 10% since it's compulsion, now I have 30lacks with me. My biggest advantage now is time. So I have invested lumpsum of 20L in PPFAS Flexi cap and 10L in HDFC Balanced Fund. I have a loan sanctioned of remaining amount 1.2Cr. My question is, in 5yrs time, should I use 87L from loan and use whatever I get from these MF's or should I stay invested in MF's and use full loan amount of 1.2cr instead? My plan was to pump in additional 30k per month if I use only 87L from loan as my EMI would be less and 8-10yrs down the line, I can apply for PreClosure. What's the best way forward? Use full loan amount and pay higher emi and keep my 30L in MF intact or use partial loan amount, pump in additional sip and utilize what I get to foreclosure of loan? Other details, 30M, Monthly Exp around 50k. I am investing 35k in SIP, 50k for various plans, ULIP, insurance ROP, Assured returns etc. I consider these as debt instruments in my investments. End goal is to save enough for retirement and an additional real estate asset worth 1.5cr before retiring.

I am 36 years old with two kids 3.75 years old and 1.25 year old. I have outstanding home loan of 24 lakh. I have mutual fund holding of 9 lakh and 3 lakh in equity. I don't have other savings. My monthly salary is 1.8 lakh and home loan emi is 55k/month and other expenses are 50k/month. I intent to pay off my home loan entirely by April 2025. And then save and focus on purchasing other real estate property. Hello Sir/Madam, I recently took a Home loan of 40lakhs for 25 years tenure with 8.5% interest rate. And have jewel loan of 7lakhs now. Have a Mutual fund investments around 6lakhs. Out of this shall I take 3lakhs now to part payment of my Home loan? Or should I need to keep the money grow in mutual fund? What would be your suggestion. I took the loan on March 2025. Already done 2lakhs part payment. My currently take home is 84k/month. Now my EMIs are going around 34k for Home loan+ 12.5k for Jewel loan+1800 Rupees for Term insurance. I need your advice on whether I should take that Mutual fund money to part payment my Home loan or let that money grow as it is? Please provide your suggestion.
Ans: Hi,

Redeeming your investments to prepay home loan is not a good idea. But in your case your total EMIs are more than 50% of your monthly income which is not at all recommended.
Try to close jewel loan if possible as the amount is less than that of the home loan.
Preclosing jewel loan would mean lesser EMI per month. And you can start investing the EMI of Jewel loan - Rs. 12500 towards your mutual fund portfolio.

Also start building an emergency fund of 6 months of your expenses and have ample health & life insurance.

Hi, I'm 49 married with 2 kids aged 16 and 11. I work in mid mgmt in a Finance co. Wife is 45 works at a Bank. Combined annual salary is 80 lakhs. Live in a home which just got loan free. Have a rental income of 40k monthly that my wife gets. Mom also lives with us and she gets a rental income of 45k per month. I have invested in a small office space which will be ready by mid 2027 and has a construction linked plan, have to pay 40L more. I Have stocks of 45L and EPF of 60L PPF of 12 L. Have ancestral property in land at native place not much but say 25L. Mom has pledged 50% of her assets to my sister. Liability of office and company car is 6L. School fees and tution fees are paid from rental income and wife chips in. There's maintenance, club membership fees, insurance, repairs and maintenance, kids pocket money, groceries, internet, mobile, maids etc. which I pay. I'm thinking of quitting my job and starting something on my own. I am a guest lecturer at a college which is pro bono and also helping 2 Startups of friends over weekend with a tiny equity stake in one. Is it a right decision? Pressure at work is high, growth chances are minimum. Many colleagues asked to go. The environment isn't very encouraging. Pls advise if I'm ok financially with about 45 lakhs liability. Never got a chance to save as EMIs were 75% of income. I'm unable to get a direction.
